Cash-Out Refinance Calculator

Use a proposed loan amount, the debt payoff amount and your own closing-cost estimate to see the cash available at closing. A negative result means extra cash is needed.

Enter all amounts in one currency. Currency selection changes labels, not amounts or jurisdiction. No conversion is performed.

How this calculator works

Net proceeds equal the gross new loan principal minus current debt and all closing costs deducted from the loan proceeds, including financed costs. Exclude costs paid separately outside closing; those costs do not reduce this cash disbursement.

Worked example

A gross new loan of 355,000 paying off 300,000 of debt and 5,000 of financed closing costs leaves 50,000 in cash.

Assumptions and limits

This cash calculation does not establish loan eligibility, available equity, lender limits or whether refinancing reduces borrowing costs. Use a lender payoff quote and itemized costs.

How to choose your inputs

Start with the gross new loan principal and a payoff amount for the debt being replaced. Enter every closing cost deducted from those new proceeds, including financed costs; costs paid from separate cash are outside this disbursement calculation. Reconcile the three amounts with the proposed closing statement rather than assuming all new borrowing becomes spendable cash.

How to interpret your result

Positive proceeds show the cash left after the entered deductions; a negative amount means the transaction needs additional cash on those assumptions. This does not determine available equity or whether the new mortgage is cheaper. Compare the replacement payment and total borrowing cost separately, and check that you have not omitted a lien payoff.
