How this calculator works

Gross combined secured-debt limit = entered home value × chosen LTV percent. Subtract existing mortgage and other entered secured balances; available credit is floored at zero.

Worked example

At a home value of 500,000 and a chosen 70% combined LTV cap, the gross limit is 350,000. Subtracting 300,000 in current secured balances leaves 50,000 of modeled borrowing room.

Assumptions and limits

This is an equity calculation, not an offer or qualification estimate. No lender LTV rule, appraisal, income, credit requirement, legal limit or closing cost is assumed. Home-secured borrowing puts the home at risk.

How to choose your inputs

Use a current home-value assumption and the total existing balances secured by the home. Include additional liens rather than entering only the first mortgage. Choose a combined loan-to-value cap for planning; if you are evaluating an offer, ask the lender which value and debt amounts its own calculation uses.

How to interpret your result

The available amount is arithmetic borrowing room, not money automatically accessible on request. Compare a possible draw with repayment capacity using the payment calculator, and consider what remains if the property value assumption falls. Capacity alone says nothing about approval, draw restrictions or whether borrowing against the home fits the purpose.
