Mortgage Income Required Calculator

Work backward from a home price to a gross-income planning target. Your chosen DTI limit controls the calculation; it is not a lender eligibility rule.

Enter all amounts in one currency. Currency selection changes labels, not amounts or jurisdiction. No conversion is performed.

Mortgage interest scenarios use the stated monthly-rate approximation. Selecting CAD does not apply Canadian semiannual mortgage compounding; use lender terms to check an actual mortgage quote.

How this calculator works

Subtract the down payment from home price and calculate the monthly mortgage payment. Add other monthly debts and entered taxes, insurance and HOA costs. Divide that total by your chosen DTI fraction to get monthly gross income, then multiply by 12.

Worked example

A price of 140,000 with 20,000 down at 0% over 120 months gives a 1,000 mortgage payment. Add 200 in other debts and 300 in housing costs: a chosen 25% DTI cap requires 6,000 monthly gross income, or 72,000 annually.

Assumptions and limits

Does not estimate taxes or assess credit, reserves, employment, approval or the rest of your household budget. DTI must be greater than zero and the down payment cannot exceed the home price. Include your own recurring housing costs.

How to choose your inputs

Start from the property price and cash down payment, then add other debt payments and expected property charges. Use gross income when interpreting the output because the selected DTI cap is applied before payroll deductions. The cap is your scenario input; obtain any actual lender requirement directly from that lender.

How to interpret your result

The annual income result is a mathematical target under those assumptions, not a job-income recommendation or approval decision. Test the sensitivity to housing costs and interest rate instead of assuming the result is exact. Someone meeting this DTI target can still face a household cash shortfall once taxes, everyday spending and saving are considered.
