HELOC Debt Consolidation Calculator

Compare existing debt payments with a hypothetical home-equity repayment plan. This models a principal-repayment phase, with a fixed assumed rate and no further draws.

Enter all amounts in one currency. Currency selection changes labels, not amounts or jurisdiction. No conversion is performed.

Mortgage interest scenarios use the stated monthly-rate approximation. Selecting CAD does not apply Canadian semiannual mortgage compounding; use lender terms to check an actual mortgage quote.

How this calculator works

Combine two entered balances and amortize that principal over the new term. Current debts each keep their own fixed payment until payoff. Compare remaining payments with the home-equity repayment total plus cash fees.

Worked example

Two 1,000 debts at 0%, paid at 100 each month, cost 2,000 to clear. A home-equity repayment plan at 0% over 20 months pays 100 monthly; 50 in cash fees raises repayment cost to 2,050.

Assumptions and limits

Moving unsecured debt to home-secured borrowing puts your home at risk. This does not model an interest-only draw period, variable-rate changes, lender approval or equity availability; use HELOC capacity separately. Savings require every current debt to repay within 600 months.

How to choose your inputs

Use the debts you intend to replace and enter a hypothetical fully amortizing home-equity repayment term. This is not an interest-only draw-period simulation. Check borrowing room with the HELOC capacity tool separately, and ask whether the quoted fees are cash costs, financed costs or recurring charges before placing them in the form.

How to interpret your result

Compare modeled repayment savings with the change in collateral risk: replacing unsecured balances with home-secured debt changes the consequences of nonpayment. The calculator does not assign a dollar value to that risk. A lower payment from a longer term also leaves the debt outstanding longer, even if the original accounts are paid immediately.
