How this calculator works

Selling costs equal sale price multiplied by the entered selling-cost percentage, plus fixed costs. Net proceeds equal sale price minus outstanding debt and selling costs.

Worked example

A 500,000 sale with 300,000 of debt, 5% selling costs and 2,500 in fixed charges leaves estimated proceeds of 172,500.

Assumptions and limits

No commission, tax or legal-fee rate is assumed. Avoid including a charge in both percentage and fixed costs. A negative result means a shortfall; use an actual payoff quote to account for interest and penalties.

How to choose your inputs

Use an expected sale price and a dated payoff estimate for all debt you expect to settle at closing. Choose either the percentage or fixed-cost field for each selling charge so it appears once. Include known charges in your own estimate rather than assuming the calculator knows local commissions, taxes or legal costs.

How to interpret your result

Net proceeds are different from the sale price and from the equity shown on a simple property-minus-mortgage statement. A negative estimate signals a cash shortfall under your inputs. Before using positive proceeds for the next purchase, reconcile the calculation with the settlement estimate and any tax or other obligations not included here.
