How this calculator works

A nominal annual percentage is divided by 12 for the monthly rate. The payment amortizes principal over the entered term; at 0%, payment is principal divided by months. Total loan cost includes all scheduled principal-and-interest payments plus entered cash fees.

Worked example

A fully amortizing 120,000 commercial loan at 0% over 60 months pays 2,000 monthly. With 1,200 in cash fees, total loan cost is 121,200.

Assumptions and limits

Assumes equal monthly payments, a constant rate and full amortization. Actual payment rounding and lender conventions can differ. No approval, tax deduction or lender rate is promised. Does not model balloon maturity, interest-only periods, variable rates, debt-service coverage, rent, operating expenses, collateral valuation or business tax treatment. Use only when the loan term equals its full amortization period.

How to choose your inputs

Use this form only for a fixed-rate quote that fully amortizes by its final payment. Confirm that the quoted maturity equals the amortization period: a loan priced over a longer amortization but due earlier has a balloon this form does not calculate. Enter separately paid fees without adding them again to the financed principal.

How to interpret your result

Compare the scheduled payment with business cash available after operating needs, not with gross revenue. A modeled payment is not a debt-service-coverage or collateral assessment. If the offer includes a balloon, interest-only stage or variable reset, request the lender’s full schedule before comparing its total cost with this fully amortizing scenario.
